Hi [guest name], we hope you've enjoyed your stay at [property name]! Just a friendly reminder that our latest check-out time is [check-out date and time]. Please ensure you have left the property by then so our housekeepers can gain access and get started without delay.

You can block dates for any reason such as external reservations, maintenance or personal use. We recommend you add a note for yourself directly in your calendar.

If check-in or checkout times aren't specified in the listing description, then the default check-in time is 3:00 PM and checkout is 11:00 AM (local time), unless otherwise noted by the Host.

You can't make changes if your checkout has already passed. But you can always book a new stay with the Host.

Once you enter checkout instructions, you can add a checkout card to a quick reply or scheduled message. The card links to your instructions. Though Airbnb will automatically send a reminder to guests the night before checkout, you're always in control of your experience with guests.

Here is what your Airbnb check-out message may look like. Hi {Guest first name}, Thank you so much for choosing to stay at {Property name}. It was such a pleasure hosting you, and I hope you had a great time here and enjoyed your stay.

Put an end time on the invitation. That way, guests know ahead of time there is a curfew that needs to be followed. Increase the lighting. It always seemed to work at every restaurant we ever worked at–it's a subtle signal that will hopefully let your guests know it's time for bed.

Under “availability window” select “edit” and then “dates unavailable by default” from the dropdown. (Note: I don't recommend selecting “3 months in advance” because this will automatically open up new dates on your calendar and you want to be able to set the correct pricing before those dates are bookable.)

Go to your Multi-calendar. Select the dates you'd like to apply a rule-set to. In the panel, select the rules. Click Create a new rule-set.

Note: Hosts may be able to accommodate you, but know there also may be additional charges associated with a late checkout—like if they need to hire additional cleaners to make sure their place is ready for their next guests.

To request rebooking assistance or a refund, the guest who made the reservation must contact us or their Host within 72 hours after discovery of the Reservation Issue.
