The average sales price of a home in the Netherlands peaked in August 2022, followed by a decline in the following months. In September 2023, it cost on average over 422,000 euros to buy a home, down from 438,000 euros in the same month the year before. According to a forecast released in October 2023, house prices are expected to continue to decline throughout 2024. Some of the factors influencing the market are the declining transaction activity and the higher interest rates.

In recent years, the housing market has continued to rise in the Netherlands due to low mortgage rates, a recovering economy and a high level of consumer confidence. For example, the number of registered transactions reached a value of approximately 226,000 in 2021 and the average selling price of houses was over 386,000 euros.

In 2024, real estate prices are expected to decline.
