One thing I've found helpful is keeping a log of the maintenance activities carried out on each piece of equipment. That log should include the cost of the maintenance or repair carried out also. A regular review of these logs helps in the identification of trends that in turn help you fine tune your maintenance approach to achieve greater equipment efficiency.
