Layout
This once majestic manor is now a shell of its former self, and overrun by feral ghouls. The manor features an expansive circular driveway with a stone monument in the middle, as well as a carport on the side where the workshop is located.
The manor itself features a main floor with a hallway, living room and kitchen. A stairway in the corner leads both to the second floor and to the Master locked Croup Manor Basem*nt. The second floor features a large open living area with a Novice locked desk that contains the key to the Croup Bedroom, stairs to the top floor, as well as a Novice locked door leading to a closet with a safe and weapon. The top floor is mostly blown out, but has an Advanced Locked door to the Croup Bedroom, which leads to the Glowing One guarding a dresser that holds the key to the basem*nt.
The flooded basem*nt contains more ghouls, as well as the ghoulified body of Theodore Croup and his terminal. The basem*nt also houses a Mininuke, plenty of supplies and money, steamer trunk, weapons workbench, and Advanced locked safe.

Additional Notes
According to Theodore Croup's terminal, the affluent Croup family had come under hard times, followed shortly by the bombs falling. The entire family was ghoulified leaving only Theodore's mind intact, as he spent countless years trying to teach his feral family before presumably dying to them.
Despite being close to the water, the settlement grid does not expand into the water making it impossible to build water purifiers. In addition the basem*nt of the manor is technically a different area, making it unavailable for settlement modifying.
