If you are a host of an Airbnb in London you will probably already be aware of the 90-day Airbnb rule which states that you can rent out a property for 90 or fewer nights in a calendar year. Short-term rentals are subject to a planning restriction in Greater London. Generally, temporary sleeping accommodations are considered a “change of use” of a residential property. What is the Airbnb 90-day Rule?

Airbnb introduced the ’90-Day Airbnb Rule’ in the Greater London area in January 2017. Airbnb doesn’t allow properties to be rented out for more than 90 nights per year. If your limit for bookings is reached, Airbnb will automatically close your property until the end of the calendar year. In addition to 90 consecutive days, the 90-day limit also applies to 90 days spread throughout the year. This is known as the “90-night rule” as it applies to short periods rather than long-term lets.


Similar to the ‘90-Day- Airbnb Rule’, the Deregulation Act 2015 also applies to Landlords of Airbnb listings. Using a dwelling in London for temporary visitor accommodation does not constitute a material change of use if the number of nights it is used as temporary sleeping accommodation does not exceed 90 within a calendar year. Currently, the rule only applies to the London area and not anywhere else in the UK.

Why does the 90-day limit exist?

Before the 90-day London Airbnb rule was in place, homeowners were required to apply for planning permission to rent out their homes for short or holiday stays. A brief stay of fewer than 90 days in duration is not allowed in the Greater London Area under the Greater London Council (General Powers) Act 1973. As a result, it is considered illegal to conduct short rentals there (any short stay of fewer than 90 days in duration).
