There is no one-size-fits-all rule for setting minimum stays. Some hosts opt for a one-night minimum stay. Others insist on week- or even month-long stays to attract only long-term guests. Many set a two- or three-night policy and forget about it.

Considering nearly all Airbnbs are in residential homes, there's no set maximum limit for any given stay, though in practice most hosts can – and do – set their own limits. I have a 60-day maximum, for instance, but to date have only had three guests (out of hundreds) who've stayed more than a month at a stretch.

Beginning May 1, 2024, new rules come into effect that restrict short-term rentals to principal residences and either a secondary suite or what is known as an “accessory dwelling unit,” such as a laneway house, in 65 B.C. communities.

The rules, which go into effect on Wednesday, will limit short-term rentals, such as those offered on Airbnb, to within a host's home, or a basem*nt suite or laneway home on the property where they reside. The rules apply in more than 60 communities across the province.

Under the new rules, when passed, British Columbians will legally only be able to rent out a primary residence and one more additional secondary suite as a short-term rental. But the legislation does not provide a blanket ban on these rentals and smaller municipalities are not included.

If your limit for bookings is reached, Airbnb will automatically close your property until the end of the calendar year. In addition to 90 consecutive days, the 90-day limit also applies to 90 days spread throughout the year.
